Breeze block is original here, not a trend

Concrete lattice came back into fashion nationally about a decade ago. In North Miami it never really left — it's on the apartment buildings, the carports, the courtyard walls, and the motel facades along Biscayne.

That matters for how you use it. On a mid-century property, lattice is restoration. Put a Quadra or Circus screen back where one used to be and the building looks like itself again, which is a different result to adding a feature.

Replacing failed original block

Where stone still fits

On MiMo buildings, as a base or a band rather than a full cladding. The architecture relies on flat planes and horizontal lines, and wrapping it in heavy rustic texture works against that. Our Galarza squares and the pale Coastal faces sit far more comfortably against this era.
