Phase Three Has to Match Phase One

Consistent batching and reserved stock are what keep a multi-year development looking like one development.

Development is the one application where Miami Stone Veneer Specialists will push back hard on how you want to buy. Ordering building by building feels like good cash management. On a concrete product it's a slow-motion quality problem.

The batch problem, stated plainly

Concrete colour drifts between pours. Not dramatically — raw material varies, cure conditions vary, and the result is a tonal shift small enough that you'd never see it on a sample board.

You see it on a building. Two towers in the same development, clad from batches eighteen months apart, will not match, and standing between them it's obvious. There is no remedy short of recladding.

Order and reserve the full programme upfront. We'll press it together, store it, and release against your schedule. It costs you storage you don't pay for and it eliminates the single worst outcome on a phased facade.

What volume actually buys

  • Pricing. A 40,000 square foot programme priced as one order is a materially different number than forty 1,000 square foot orders.
  • Certainty. Reserved stock isn't subject to lead times, availability, or someone else buying it first.
  • Consistency. One batch, one colour, across the whole development.
  • Custom colour viability. Custom colourways need volume to make sense. At development scale they do — and a colour nobody else has is worth something in a competitive market.

Free-issue is worth considering

On larger schemes many developers contract material directly with us and free-issue it to the contractor rather than letting it sit in a subcontract.

It protects two things: the specification, which can otherwise get value- engineered into something cheaper on site, and the pricing, which stays yours rather than being marked up through two tiers. We're set up for it either way.

Where the durability case sits

Over a twenty-year hold, cladding is one of the few facade decisions that reduces operating cost rather than adding to it. Painted stucco in this climate wants recoating every seven to ten years across the whole envelope. Stone wants a sealer every seven to ten and nothing else. On a large portfolio that difference compounds significantly.

Common questions

How long will you hold reserved stock? +

For a committed multi-phase order, we'll hold and store against a programme measured in years, not months. That's the entire point of reserving — phase three is often two years after phase one.

What happens if the design changes mid-programme? +

Reserved stock can be reallocated within our range. What can't be undone is a custom colour pressed to a spec you've abandoned, so custom work carries a firmer commitment.

Can you price a whole development upfront? +

Yes, and you should ask for it. Pricing a 40,000 square foot programme as one order gets a materially different number than pricing it building by building.

Do you work with our GC or with us directly? +

Either. On large developments many clients contract the material directly and free-issue it to the contractor, which protects the spec and the pricing. We're comfortable both ways.
